Mike and MJ decide to go into business together buying and renovating houses; MJ is in for a surprise when he discovers Mike has already purchased their first project, then finds another potential investment 3.5 hours away.

On the St. Lawrence River, MJ and Mike get a good deal on an eyesore full of asbestos, and they are forced to call in a remediation team; back at the country house, Mike and MJ find out they on the hook to replace its entire leaching field.

Mike and MJ add a partial second story to the country house while dangerous structural issues in the river house force them to take down the roof and second floor walls.

Facing major structural and water issues at the river house, Mike and MJ decide to take the whole house down so they can build it back up right. This is a major setback, and their profit will take a big hit unless they identify some areas to save. At the country house, they continue to solve the water issues but notice more water on the basement floor during a mechanical walk-through. MJ transforms the two-car garage into a functional and appealing workshop and living space.

Trusses go up at the river house until MJ learns that the permits for the new build have not yet been approved. Mike goes to the council meeting hoping to hear good news, but it's a waiting game in the meantime. Back at the country house, Mike and MJ welcome their designer BFF Sarah Richardson, who offers some good advice. MJ starts getting pre-wedding jitters as his big day approaches.

The leaching bed is replaced at the country house, and work progresses until Mike and MJ find out an open permit remains on the barn. Back at the river house, Mike decides to hire a designer for the first time, but he has a tough time handing over some control to a new member of the team. And the big day finally arrives when MJ and Lisa get married in a picturesque setting -- as long as the pounding rain holds off.

Mike and MJ are welcomed back to the River House by a river of muck! The deck posts and windows are installed as the Holmes men rush to get the house closed in before winter. And after looking at, and purchasing, their next property, Mike throws a monkey wrench into their renovation plan -- and budget.

HGTV Canada Designer Sarah Richardson is back at the Country House with some valuable advice on the design of the master en-suite. Meanwhile, over at the Suburban House, the Holmes men use some cool technology to improve the energy efficiency of the home. While the push is on to get the interior of the River House completed, there is added pressure for MJ who wants to surprise his dad with the finishing touches.

With the interior of the River House complete, it’s time to focus on the other two properties. Mother nature prevents work at the Country House, so it’s all hands on deck over at the Suburban House. With the open house fast approaching, Mike, MJ and the crew work feverishly to get the smart home ready. There’s a lot on the line -- will all their hard work pay off? Will the home’s new value be the amount they’re hoping for?

Over at the River House, fencing and finishes touches are taking place as Mike and MJ prepare to say goodbye to the Thousand Islands -- for now.

The first property bought is the last to be finished. It’s the final Holmes stretch! Time is money, and there is still a ton of work to be done before they can put the sign up on the lawn and get the house on the market. Mike and MJ race to complete the landscaping and up the curb appeal for potential buyers, all while finishing the interior to Mike’s exacting standards. Will the past year be a profitable one?
